Fire doors are an important element of a passive fire protection strategy for every building, but are particularly crucial in buildings offering sleeping accommodation, such as hotels, care homes, student accommodation and blocks of flats. Fire doors are an essential component in fire compartmentation, designed to prevent the spread of flames and smoke throughout the building. Accordingly, fire doors should meet certain safety requirements, including being fitted with intumescent strips, cold smoke seals, fit the door frame tightly and have an operational self-closing device. Fire Door Inspection in High-Rise Buildings

The Fire Safety (England) Regulations 2022 make it a legal requirement from 23 January 2023 for responsible persons for all multi-occupied residential buildings in England with storeys over 11 metres in height to:
  1. undertake quarterly checks of all fire doors in the common parts
  2. undertake – on a best endeavour basis – annual checks of all flat entrance doors that lead onto a building's common parts
The regulations will also require responsible persons to provide to residents of all multi-occupied residential buildings with two or more sets of domestic premises (that have common parts) information on the importance of fire doors to a building's fire safety. It is now a legal requirement for the responsible persons to regularly inspect the condition of the entrance doors to individual flats in high-rise residential buildings (with unsafe cladding) be required by law to ensure these doors comply with current standards.

Keeping fire doors in proper working condition is a legal obligation. Fire doors should be inspected at least every six months by the Responsible Person. Under the Fire Safety Act 2021, residential buildings taller than 11m require fire doors in common areas to be checked quarterly and flat entrance doors to be inspected annually.
